Location, location, location: What to look for when buying a home

Housing trends may come and go, but the location of a home will always remain the same. That’s why it’s so important that you get it right when in the process of buying. But what makes the ‘perfect’ location? And how have attitudes towards this changed in recent years?

Transport

Whether you’re looking for a hassle-free commute to work and school or are looking to reduce your carbon footprint by taking up more walking or cycling, effective and safe transport links are essential. Homes that are in close proximity to motorways, airports and railways (but not near enough to hear them!) are always a positive and useful feature.

Amenities

We all love having a range of places to go and things to do on our doorstep. From restaurants to sports centres, access to amenities is of huge importance for the majority of buyers. A study by Lloyds Bank even found a correlation between house prices and proximity to supermarkets; living near a Waitrose store can add £38,666 to a home’s value!

Green space

Over the course of three lockdowns, it’s fair to say that we have all likely experienced a surge in appreciation for our local green spaces and how getting out and about is crucial to boosting our physical and mental wellbeing. It’s also no surprise to see many homeowners in urban areas now looking to escape city life in favour of quaint market towns and rolling green countryside.

Schools

One of the best ways to invest in both your family and your real estate is to consider buying a home within a good school district. Not only will your catchment area dictate which schools your children get into, but it will also have an impact on your home’s saleability and value down the line.

Broadband

As working from home has become the norm, many people have found themselves in a never-ending battle with their Wi-Fi routers. We’ve all had a Zoom call disrupted by a dodgy connection, haven’t we! As a result, excellent broadband infrastructure is now one of the biggest priorities for buyers and should be one of the things you look for when exploring area options.

Here at Mulberry Homes, location is as important to us as it is to you. We take great care in selecting every site to ensure we combine all the benefits of a charming location with the necessity for excellent amenities and infrastructure.
